Construction Management Process
To
take advantage of the special skills Branch Valley has to offer,
many clients bring us into the construction process earlyat
the conceptual stage. At the same time the architect is chosen,
a team approach is established. This partnering method, known as
Construction Management, helps insure that good decisions are made.
Construction Management is advantageous to the owner or developer by minimizing
financial risks. The construction manager, architect and owner work as a team
to control costs and maximize quality by meticulously reviewing proposals and
evaluating alternative materials, methods and construction systems.
While working with the client and architect, Branch Valley monitors the development
of the working drawings and provides budget continuity, while identifying
wish list items for future consideration. When working
drawings are approximately 75% complete, we prepare our Guaranteed
Maximum Price that allows finalization of financial arrangements
for construction and approval to proceed. When working drawings
are 100% complete, Branch Valley solicits bids from all trades to
secure final pricing.
During construction, Branch Valley maintains a competent Superintendent
on the job site at all times. We also provide a Project Manager,
who acts as a liaison among the client, architect, job superintendent,
and sub-contractors.

Competitive Bid Process
Branch Valley is a regular participant in the competitive bid market. We frequently
work on projects where design professionalsincluding civil, architectural,
structural, mechanical and electrical consultantshave been employed by
the owner or developer to prepare bid documents.
We will develop accurate and fair estimates based on a prepared plans and specification
documents. By soliciting quotations from reliable and reputable sub-contractors,
we will also provide high quality work at the most competitive price. Our solid
reputation as a financially sound, experienced and competent firm is backed

Once selected as the successful bidder, we will provide the good management,
clear communications and effective scheduling needed to get the
job doneon time and on budget.
