WE PARTICPATE IN ALL DESIGN MEETINGS
- We work to establish the "Team" concept between
the owner, Branch Valley Associates and the architect to satisfy
the program's requirement.
We
participate in planning sessions with the team to evalulate
site and building options.
- We attend all meetings between owner and the architect.
- We advise the team of program and budget issues.
- We develop an initial budget based on square footage of the
initial space allocation plans.
PRELIMINARY ESTIMATES PREVENT SURPRISES
- Getting a
handle on project costs early is a key objective of Branch Valley
Associates. Even while the architects are still working on the
preliminary drawings, we prepare a computerized estimate that
is accurate within 10% of the final costs. How? We utilize our
vast experience
and a computerized database of construction component costs.
- We then request that the owner approve the preliminary budget
in order for architects to proceed.
WORKING TOGETHER TO GET THE MOST VALUE
MAXIMIZING THE DOLLAR THROUGH VALUE ENGINEERING
- According to our clients and architects, value Engineering
is one of the most valuable services we provide. By reviewing
the
various alternate materials, methods and construction systems, the maximum
quality and function for the least cost is achieved. In addition,
the building's components are analyzed for initial cost, maintencance
cost and life expectancy. Various recommendations are discussed
with the owner and the architect, and together, value driven
decisions are made.
EARLY ON,
OUR GUARANTEED MAXIMUM PRICE ALLOWS YOU TO FINALIZE FINANCES
- When working drawings are approximately 75% complete, we prepare
our Guaranteed Maximum Price which allows the owner to finalize
your financial arrangement and receive your approval to proceed.
This can be a real time saver.
- We also continue to attend all meetings held with the owner
and the architect to monitor the development of the working
drawings and insure budget continuity.
SAVE TIME AND MONEY
EARLY PROCUREMENT ACCELERATES THE SCHEDULE
- After the owner's
approval
of our guaranteed maximum price, we can order items that have
a long lead time, such as the structural steel and pre-engineered
building materials. The can save months of scheduling delays
and allow us to complete your project on time.
SUBCONTRACTOR BIDDING FOR QUALITY AND VALUE
- When working
drawings
are 100% complete, we solicit bids for all trades to secure
final pricing. A minimum of five (5) subcontractors from each
trade are selected.
- We only solicit quotations from reliable and reputable subcontractors
to insure that the owner receive the highest quality work at
the most competitive price.
- During this
process,
we encourage the owner participation in the selection of trade
subcontractors and in the review of the bidding results.
MANAGING EVERY DETAIL TO YOUR SATISFACTION
SUPERVISION SERVICES
We
will maintain a competent Job Superintendent with a minimum
of 15 years experience on the job at all times to provide proper
supervision and efficient coordination of all trades and optimum
workmanship.
- We will also provide a Project Manager as the communications
liaison between the owner, our job superintendent, and the architect.
- We will attend all job meetings and will also be the administrative
manager for the project.
MANAGEMENT COORDINATION SERVICES
We
utilize computerized spreadsheets throughout the project to
monitor construction costs. The owner, the architect and Branch
Valley Associates will work as a team to insure that the project
is:
- Of the highest quality workmanship,
- Carried out within the specified time frame, and
- Completed within the established contract price or for
less.
